How to deal with real estate agents (JLL)

This 2019 JLL conference presentation examined how coworking and flexible-office operators could work with real estate agents to expand their businesses and attract members. It positioned flex operators between landlords and occupiers, describing them as a new participant in the office-market relationship. The deck distinguished serviced offices and coworking while presenting hybrid workspace as a convergence of the two models. It argued that occupier demand had shifted toward flexibility and agility, project and swing space, and the attraction and retention of talent. The presentation also described a service-oriented change in which flex operators had altered occupiers’ expectations of what real estate could provide. A Warsaw office-market chart for the third quarter of 2019 stated that 40% of the city’s construction pipeline had already been pre-let and compared pre-let and vacant space across several submarkets. The closing guidance focused on practical agent relations: pursuing relevant agents, securing opportunities, maintaining relationships and asking questions. The deck identified Adam Lis as JLL’s Flexible Office Solutions Manager.
