Warsaw Ecosystem – Coworking Europe 2019 Keynote

This 2019 Coworking Europe presentation examined Warsaw’s coworking and flexible-office ecosystem through market statistics, operator capacity, development conditions and workplace design. The deck reported that Warsaw had 1.778 million inhabitants, a 1.4% unemployment rate and 5.5 million square metres of office space, while the vacancy rate in central locations stood at 5.5%. It placed the city’s flexible-office inventory at 160,000 square metres and 26,000 workstations, representing 2.5% of total office space. The presentation also showed 38,000 square metres added in 2018 and a further 50,000 square metres in 2019. A chart compared the existing and planned footprints of major operators, including WeWork, Regus, CIC, Business.Link, Brain Embassy, New Work and CitySpace. The deck identified low unemployment, four generations participating in the labour market and strong competition in real estate as development triggers. Later slides reported 26,400 existing workstations and 14,800 under construction, with Warsaw accounting for 75% of Poland’s total. The visible design section introduced the importance of workspace design and illustrated coworking interiors.
