Flexible workspace demand has surged by 35% across EMEA (Europe, Middle-East, Africa) over the past 5 years.

Though, the demand is shifting, writes The Instant Group in is 2024 Flex Space Market Review EMEA, with a lot of differences between countries.

While central Paris has strengthened its position as the main Flex Workspace magnet for the whole Ile de France region, with 84% of the demand as opposed to 19% in 2019, in Germany, Berlin is challenged by Hamburg. Demand for flexible workspaces in the German capital, decreased by 8%, over the five years time.
In Spain, regional capitals such as Valencia and Malaga are on the rise as well in terms of demand, however prices are going up due to the overall lack of proper flex offering in those cities.

In emerging markets, where demand grows much faster than offering, opportunities are not yet met. Riyadh, Saudi Arabia, is an exemple : demand grew by 40%, but the the offering grew by a modest 7%, over the 5 years period.

About 63% of the coworking operators in EMEA plan to increase their footprint in the coming 2 years.
