Polish operator THE SHIRE – Beyond Coworking expands in Wroclaw in partnership with RE owner Avestus Real Estate.

The new 2.000 m2 big coworking space will be located on the third floor of a brand new Class A seven-storey building. It will open in early 2025.

The Shire already operates two locations in Warsaw.

“Having a coworking space in the office building is a clear advantage for us as the owner, as well as for the other tenants”, says Mariusz Frackiewicz, Director Poland at Avestus Real Estate.

According to Property News Poland, the collaboration with The Shire is not Avestus’ first experience with coworking. In April 2023, the company launched its own flexible offices on a pilot basis in Łódź .

“We took over this 900 m2 space from the former operator with 50% occupancy. Today, its commercialization oscillates around 85-90%. This result actually forces us to expand this concept to about 1.500 m2. Small offices for two, three or four people are particularly popular for short-term rentals. We are very happy about this, especially since the current situation on the office market is still a challenge for developers”, comments Mariusz Frąckiewicz, adding, though, that flexible offices do not take up more than 10-15% of the available space in the facility.

“This is important because some investors treat serviced offices as competition for the developer’s offer […] I’m approached by tenants of our office buildings who ask if there will be additional space for them if they suddenly have to hire more employees for a new project from one month to the next. IT companies most often have such needs. Then I offer them flexible offices. A big advantage in such a situation is the fact that they do not have to leave the building”, says Mariusz Frąckiewicz.
