WeWork India goes on IPO

WeWork India goes on IPO

WeWork India filed for an initial public offering (IPO) on the Mumbai stock exchange.

No official value fork seems confirmed yet. Last fall, one spoke about a valuation up to 2,4 Bio € for the whole WeWork India company.

It’s important to note that WeWork India operates independently and is not part of the U.S.-based WeWork group, taken over by Yardi, last year. WeWork India is controlled by Embassy Group, led by real estate tycoon Jitu Virwani and his son Karan Virwani, who serves as the company’s CEO. The offering comprises the sale of 33 million shares by Embassy Group, and 10.3 million shares by 1 Ariel Way Tenant, with no new shares being issued. Consequently, WeWork India will not receive any proceeds from this sale.

In the fiscal year 2024, WeWork India achieved a 26.7% increase in revenue, reaching approximately €190 million. Notably, the company turned profitable during this period, reporting a profit of around €20 million in the first half of the fiscal year 2024-25.

As of 2024, WeWork India operates across seven cities, managing 50 locations with over 90,000 desks, totaling approximately 602,000 square meters of leasable area. The company boasts a membership exceeding 70,000 individuals, with around 80% comprising enterprises and the remaining 20% from small and medium-sized businesses, entrepreneurs, and startups. Notable clients include global brands such as Amazon and JP Morgan.

Fresh capital is flowing in the coworking sector in India

The coworking sector in India is experiencing significant growth, with flexible space providers capturing more than 15% of the total office leasing market share.

Companies like Innov8, backed by OYO, recently raised approximately €12.7 million to expand their operations, aiming to double their coworking centers in India to 100 by 2025.

Additionally, Table Space is preparing for an IPO, targeting a valuation of over €2.3 billion.

One of India’s coworking leader, Awfis’ recent IPO was over-subscribed. Smartworks and Indiqube are also queuing to get listed soon.

These developments underscore the booming coworking market in India, as operators expand and attract significant investments to meet the growing demand for flexible office spaces.
