Warsaw Solidifies Its Position as a European Coworking Hub with a 70% Flex Offering Increase in 2024

In 2024, Warsaw’s flexible office space market experienced remarkable growth, reinforcing the city’s status as a leading coworking hub in Europe. Operators in the Polish capital leased approximately 28,600 m2 across 16 locations, last year, marking an impressive 70% year-on-year increase, according to numbers published by the Real Estate services firm Savills.

Notably, The Shire – Beyond Coworking emerged as a dominant player, securing over 9,400 m2 in five locations.

By the end of the year, Warsaw boasted nearly 205,000 square meters of coworking space spread across 85 locations, accommodating around 25,000 workstations. A significant 72% of this space is concentrated in the city center, underscoring the demand for centrally located flexible work environments, observes Workthere Savills. The average size of these coworking offices is approximately 2,400 m2. Projections for the current year indicate an addition of at least 6,000 m2 of new flexible office space, reflecting the sector’s ongoing expansion.

The market’s evolution is further highlighted by the entry of new operators (alongside majore players such at Loftmill, Business Link, Chilliflex, Mindspace, Brain Embassy and many more) : The Shire or Ace of Space, affiliated with the Real Estate owner Globalworth, benefits from the synergy between the coworking operator and the property owner.

A noteworthy trend is the growing appeal of flexible leases among not only small and medium-sized enterprises but also large corporations, says Savills. These companies are increasingly seeking workspace solutions that offer comfort and adaptability to their specific needs. The rise of hybrid work models has made serviced offices an attractive option for medium and large enterprises requiring flexible solutions. The ability to respond swiftly to changing business demands—such as sudden expansions, the creation of creative environments for specific teams, or the necessity for convenient locations—has led corporations to view flexible office spaces as a viable alternative to traditional leases.
