British coworking operator Huckletree announces a new 5.000 m2 location in London

The British coworking operator Huckletree is set to open a new 4.600 m2 hub in the heart of the City of London, marking a major strategic step for the company.

The new “Leadenhall” site, located at M&G Real Estate’s 40 Leadenhall development (EC3), will open in August 2025 under a management agreement covering part of the building’s first and second floors, signed up with M&G Real Estate.

This will be the ninth Huckletree location, and the seventh in London.

Founded in London in 2014, Huckletree has built a network of curated workspaces across the UK and Ireland, with a focus on innovation-led communities in sectors such as tech, fintech, and impact. The company currently operates locations in London, Manchester, and Dublin, serving over 4,000 members.

The new hub will offer private offices for teams of 20 to 200, as well as shared meeting rooms, phone booths, breakout zones, and a central dining area.

This latest move reflects Huckletree’s ongoing evolution toward partnerships with major landlords to deliver flexible workspace solutions in landmark properties.

Gabriela Hersham, Huckletree CEO and co-founder, quoted in Flex & The City, called the agreement with M&G a “defining moment” for the company.  “It allows us to bring our unique approach to workspace innovation into one of the most exciting new schemes in London,” she said, describing the project as aligned with “one of the industry’s most forward-thinking real estate investors.”

The 40 Leadenhall building, also known as “Gotham City,” according to Flex & The City, is one of the City’s most high-profile new developments. Designed with a focus on sustainability and technology, the building is targeting a BREEAM Excellent certification and a 5-star NABERS rating.

As it nears full occupancy, the addition of Huckletree’s workspace is expected to further boost its appeal among growing businesses seeking flexibility and a central location. Martin Towns, Deputy Global Head of M&G Real Estate, said the partnership with Huckletree “enhances the building’s appeal to innovative businesses seeking a home in the City” and supports 40 Leadenhall’s positioning as a premier destination for modern office users.
