Warehouse Developer CTP Expands Clubco Footprint As Czech Coworking Market Sees Record Growth

Czech warehouse and real estate developer CTP is expanding its coworking footprint with a 2,000 m² extension of its Clubco space in Brno.
The new development will include private offices, event and meeting rooms, outdoor terraces, and a relaxation zone. A key highlight is the addition of a professionally equipped podcast studio, designed by local firm Detail Studio, which will be open to both Clubco members and the general public. The expansion comes as Clubco reports over 90% occupancy and CTP prepares to open another Brno branch later this year.
Last March, Scott.Weber, the Czech coworking champion, who is a regular speaker at the Coworking Europe conference, announced the opening of a new 4,000 m2 location in Prague.
These moves align with broader market trends captured in Cushman & Wakefield’s recent report on the Czech flexible office sector.
By the end of 2024, the Czech Republic hosted 164 coworking and serviced office centers, covering 172,550 m²—marking a 30% increase in total area and a 22% growth in the number of centers compared to 2022.
Prague dominates the market with 89 centers and 133,300 m² of space, accounting for 77% of the national supply. Peripheral districts are gaining traction, increasing their market share from 5% to 11% over two years. Outside the capital, Brno follows with 9 centers and 9,200 m², and Ostrava with 7 centers and 5,900 m².
The rise in demand is strongly linked to the acceleration of hybrid work models, says the C&W report. In 2024, operator demand for space hit an all-time high at 32,500 m²—surpassing even the 2018 peak when international players entered the market. Businesses are increasingly favoring serviced offices over traditional leases to gain flexibility and cost control. Key market trends include the preference for smaller, modular spaces, short-term rental models, and the integration of technology and hospitality services to enhance user experience. Workspace apps, on-site services, and sustainability features are becoming standard, comments C&W.
The Czech market remains dominated by local players, although international operators maintain a strong presence.
Scott.Weber Workspace holds the largest market share at 26%, followed by IWG Group (Regus, Spaces) at 18%. Other major operators include WorkLounge (9%), Fleksi (6%), and Impact Hub (4%). Together, these five represent nearly two-thirds of the market.
New entrants like Hygge have also begun expanding, notably in Ostrava, observes C&W.
In terms of pricing, flexible desk memberships range from €80 to €280 per month depending on location, while private office rentals vary between €220 and €440 per month. Most offerings include services such as high-speed internet, meeting rooms, coffee, and event access.
The Czech flexible office market is maturing rapidly, with continued emphasis on regional expansion, service differentiation, and user-centric design, predicts C&W.
