Danish Coworking Operator ordnung To Open A New 9.000 m2 Location In Copenhagen’s Historical District

ordnung, a major Danish coworking operator, has signed on as the anchor tenant at the historic Helmerhus building in central Copenhagen, marking a significant addition to its growing portfolio.

The new location, opening in late summer 2026, will occupy approximately 9,000 m2 over three floors—more than 60% of the building’s total office area. With capacity for over 700 workstations and access to shared amenities, it will become one of the largest coworking hubs in Denmark’s capital and “form a key part of ordnung’s strategy to meet the evolving needs of the Danish office market”, says a company’s press release.

The upcoming Helmerhus opening follows previous expansions, including the launch of Denmark’s largest coworking facility at Shellhuset in 2023. Across its existing network, ordnung operates 11 coworking spaces in Denmark, with a strong presence in Copenhagen. Its model caters to both small and large companies, offering fully serviced offices, meeting facilities, shared workspaces, and onsite amenities under flexible agreements.

In the latest financial year, ordnung reported revenues of approximately €18 million, marking a 9% increase despite the closure of two smaller locations. The growth was primarily driven by improved utilisation of existing spaces. EBITDA for the year reached around €3.2 million, representing a margin of 17.6%, while the net result stood at €890,000—slightly below the previous year.

According to the Annual Report, the company has invested in leadership development and environmental initiatives, with expectations of 4–6% organic growth in 2025 and long-term plans to reach a 20% EBITDA margin. Looking ahead, ordnung anticipates opening one to two new locations annually. The company continues to monitor demand trends, including a shift toward larger, energy-efficient flexible office spaces.

The newly announced Helmerhus project is part of a broader redevelopment led by German property developer Proteus, in collaboration with the AM ALPHA family office. The 130-year-old building is undergoing full renovation, with its façade restored to original design while the interior is adapted for modern mixed-use. The move comes amid rising demand for centrally located, flexible workspace solutions from companies of all sizes, particularly those seeking alternatives to traditional leases with added service offerings.

Both parties describe the collaboration as a long-term strategy to address shifting tenant priorities. As demand for flexible, service-based office models continues to rise in Denmark and across Europe, this project positions Ordnung to capitalise on the trend and further strengthen its footprint in Copenhagen’s prime locations.

Ordnung will attend the upcoming Coworking Europe 2025 conference in Berlin (Nov 19-20).
