Italian Coworking Operator WAO Expands With Fourth Location in Milan

The Italian coworking operator WAO (We Are Open) is preparing to open its fourth multifunctional space in Milan. The new location, WAO Bassi, will launch in January 2026 inside the Bassi Business Park, an emerging hub in the city’s Isola neighborhood. The site will provide 1,800 m2 of flexible workspace and 200 workstations.

According to the company, the facility is already fully pre-let, with dynamic companies from the Italian market set to occupy the offices.

Founded by CEO Massimiliano Zampini, WAO defines itself as a next-generation real estate ecosystem that integrates coworking, coliving, events, and hospitality. Rather than focusing only on square footage, he says, the company emphasizes experience, neighborhood integration, and community engagement. Its mission is to regenerate urban spaces into multifunctional ecosystems that blend work, culture, and social interaction.

WAO currently operates three sites in Milan: WAO Romolo, its first space; WAO Isola, which has become a cultural hub with coworking, events, and a bistro; and WAO C32. Alongside WAO Bassi, the operator is developing WAO Certosa, its first coliving project with 190 apartments, shared spaces, green areas, and urban gardens.

The company’s strategy is to create multifunctional spaces that can adapt to shifting lifestyles and the growing demand for hybrid environments. WAO facilities typically combine professional workspace with cultural programming, social events, and food offerings, making them accessible not just to members but also to the wider community.

The new location will be hosted in a property owned by Generali Real Estate.
