“Small and Happy” – Yoroom (Milan), a look at stand-alone strategy in an over-competitive coworking market

The 2025 slide deck examined how YoRoom, an independent coworking space in Milan, had developed within an increasingly competitive local market. It compared the operator’s September 2016 opening, when it occupied 1,000 square metres, with its position in November 2025, when it covered 2,500 square metres. The comparison documented changes in private offices, coworking desks, meeting rooms and event space. The deck also mapped nearby competitors and stated that the surrounding area contained 12 coworking spaces larger than 2,000 square metres in 2025, including locations operated by Spaces and Copernico. YoRoom presented a strong community as its principal response to this competitive environment. Photographs and examples illustrated recurring gatherings such as breakfasts, lunches, networking sessions, sports activities and food-related events. The deck described an operating philosophy focused on making members feel at home and using furniture and accessories to support wellbeing and enrich the workplace aesthetically and emotionally. It also identified ownership of the property, rather than renting it, as part of the operator’s approach.

Key findings

  • YoRoom opened in September 2016 with 1,000 sqm, 9 private offices, 30 dedicated desks, 30 hot desks, 2 meeting rooms and a 100 sqm event space.
  • By November 2025, YoRoom covered 2,500 sqm and contained 35 private offices, 6 meeting rooms and a 150 sqm event space.
  • The deck counted 12 nearby coworking spaces larger than 2,000 sqm in 2025: 4 Spaces locations, 3 Copernico locations and 5 operated by other brands.
