Four coworking-related projects shortlisted as finalists at the prestigious MIPIM Awards 2026

Four real estate developments with significant coworking or flexible workspace components have been named finalists for the MIPIM Awards 2026, one of the most prestigious international recognitions in architecture, urban development and the built environment. The shortlisted projects that are particularly relevant from a coworking and hybrid workplace perspective are EDGE East Side Berlin (Germany), Kasvuhoone in Tallinn (Estonia), No.1 St Michael’s in Manchester (UK) and The Social Hub Glasgow (UK).
The MIPIM Awards are widely regarded as some of the most prestigious and globally recognised accolades in the real estate industry. Established in 1991, the awards celebrate the most sustainable, innovative and visionary projects across the built environment, recognising developments that demonstrate excellence in sustainability, ESG performance and community impact across a wide range of asset classes. The winners will be announced during the MIPIM Summit in Cannes on 12 March 2026.
EDGE East Side Berlin (Germany)
EDGE East Side Berlin is a landmark new office tower in Berlin’s central district. The building rises approximately 142 metres and comprises 36 storeys, offering around 65,000 sqm of office space, as reported by ZWP. It features large office floors above an eight-storey mixed-use podium that integrates coworking, conferencing, gastronomy, fitness and urban public spaces. A total of 28 floors have already been let to Amazon.
Coworking and flexible workplace environments are located on the podium levels, spanning from the 2nd to the 6th floors, alongside café and community areas at the lower levels. The project is being developed by EDGE, a company founded in 1997 with a focus on highly sustainable and technology-driven office buildings, and widely known for landmark projects such as The Edge in Amsterdam, often cited as one of the world’s most sustainable and smart office buildings.
Beyond real estate development, EDGE also operates its own flexible workspace and hospitality-driven concept under the EDGE Workspaces brand, which combines sustainability, smart building technology and a service-led workplace experience. Launched in Amsterdam, EDGE Workspaces currently operates four locations in the Netherlands and Germany, with further openings announced in Rotterdam and Eindhoven in the second half of 2026. In this context, the coworking and flexible workspace areas within EDGE East Side Berlin are expected to align with the EDGE Workspaces concept.
Kasvuhoone, Tallinn (Estonia)
As previously reported, Kasvuhoone (Estonian for “greenhouse”) in Tallinn is planned as a 15,000 sqm innovation and coworking hub, scheduled to open in 2027. The project aims to integrate coworking and flexible office spaces with creative studios, accelerator programmes, event venues, food services and housing, creating a mixed-use environment focused on innovation and community.
Anchored by the Norrsken Accelerator, Kasvuhoone is designed to support a vibrant community of entrepreneurs and innovators, offering collaborative workspace alongside amenities intended to promote community engagement and interdisciplinary interaction.
No.1 St Michael’s, Manchester (United Kingdom)
No.1 St Michael’s is a landmark mixed-use office development in the heart of Manchester city centre. The building includes a significant flexible workspace component operated by Gilbanks, a UK-based provider of premium serviced offices and managed workspace solutions.
Within No.1 St Michael’s, Gilbanks offers approximately 3,160 sqm of flexible office space, including private offices, meeting rooms and shared amenities, with workspace configurations designed to accommodate teams ranging from 2 to 60 people.
The building is targeting some of the highest sustainability and smart building standards in the UK market and is being promoted as Manchester’s first fully Net Zero Carbon commercial office development.
The Social Hub Glasgow (United Kingdom)
The Social Hub Glasgow is part of a growing European network of hybrid hospitality and flexible workspace destinations operated by The Social Hub, a Dutch concept that blends coworking, hotel accommodation, residential living and community spaces in central urban locations.
The Glasgow site integrates coworking spaces, lounges, meeting rooms and social areas with hotel and community facilities, creating a multifunctional environment for travellers, students, digital professionals and remote workers.
The Social Hub brand has been actively expanding across Europe, with recent openings in Toulouse and Rome in 2025, bringing the network to 21 locations. According to the company’s website, further openings are planned in Turin and Lisbon Carcavelos.
