Coworking Spaces Stock in Madrid and Barcelona Grew by 26% in 2025 as New Centres Also Get Larger

The flexible office market in Madrid and Barcelona expanded significantly in 2025, with total capacity increasing by 26% year-on-year, according to the latest report from the flex work workspace aggregator Sit&Plug. The growth reflects both an increase in the number of new openings and a gradual rise in the average size of newly launched spaces.
Across the two cities, 22 new flexible workspace centres opened during the year, adding nearly 59,000 square metres to the market. This brings the combined stock in Madrid and Barcelona to more than 660,000 square metres, consolidating their position as Spain’s leading flexible office hubs.
Madrid accounted for the majority of the expansion, with 15 new openings representing approximately 39,000 square metres, while Barcelona recorded seven new centres adding close to 19,800 square metres. The data confirm Madrid’s stronger momentum in terms of volume, though both cities continue to attract new operators and corporate occupiers.
A notable feature of the 2025 growth cycle is the increase in average centre size. New openings averaged approximately 2,677 square metres, around 15% larger than in 2024. This indicates a shift toward larger, more comprehensive workspaces capable of hosting private offices, collaborative areas, and meeting facilities tailored to SMEs and corporate teams rather than primarily freelancers.
Pricing remained broadly stable over the year, suggesting a market entering a more balanced phase following earlier periods of rapid expansion. Madrid continues to command higher average prices than Barcelona, with rates roughly 16% above those observed in the Catalan capital.
The report suggests that coworking growth in Spain’s two largest cities is becoming more structured and consolidated. The combination of rising capacity, larger average space sizes, and price stabilization points to a sector transitioning from rapid post-pandemic expansion to a more mature phase focused on scale, operational efficiency and corporate demand.
