A Bedroom at Night, an Office During the Day: VALO Hotel & Work in Helsinki Sees Revenues Grow by 29% in Winter

The hybrid hotel and workspace operator VALO Hotel & Work in Helsinki reported revenue of €1.2 million in January 2026, up 29% year on year, alongside an EBITDA improvement of €206k, according to a business update on Linkedin by CEO Hannu Holma. The performance was recorded in a period when the wider Helsinki hotel market showed flat growth.
VALO combines a hotel, flexible workspaces and meeting facilities under one roof in Helsinki with a total area of approximately 18,000 square metres. The building includes 422 rooms that can be used either for accommodation or as private workspaces, alongside dedicated coworking and event areas, wellness facilities (including rooftop saunas) and on-site food and beverage outlets.
The concept is based on what the operator describes as a “transformer” room model. Each room is equipped with custom-designed furniture that allows the space to switch between work and accommodation use, with the bed folding away to reveal a desk and office setup during the day and returning to a standard hotel layout at night. The model is intended to increase overall utilisation of the building by using the same floor area for both office and hospitality purposes across the day.
The workspace offer includes coworking areas, private offices and meeting spaces bookable via a digital platform for short- or longer-term use. Rooms are designed for one to six people, alongside 13 dedicated meeting and event spaces with capacity for up to 180 participants, as well as additional facilities such as a podcast studio.
VALO was developed by the Creo Capital, formerly SSA Group, a Finnish construction and real estate development company. The Helsinki flagship was financed through a retail investment model that allowed individual and institutional investors to acquire room shares and participate in the income generated by both the hotel and workspace operations. The company has since indicated a shift towards a franchising approach, aiming to work with property owners to convert existing buildings to the hybrid model using its proprietary systems and furniture solutions.
According to the operator, the workspace component represents approximately half of the business model, providing a local customer base for offices and coworking that complements overnight accommodation demand. The entire operation is managed through a proprietary digital platform that handles room configuration, access control and workspace bookings, supporting the transition between daytime work use and nighttime hotel use.
The property has been recognised for its space efficiency and sustainability credentials, having been listed among the Top 100 Sustainable Hotels in 2025, reflecting the integrated use of space across work, meeting and accommodation functions.
