Industrious to Open the World’s Biggest Coworking Space in Manhattan (27.000 sqm)

Flexible workspace operator Industrious is expanding its flagship location in Manhattan to approximately 27,100 sqm across 18 floors. The company will control nearly half of the building, creating what is expected to be the world’s largest flexible office location, according to New York Business Journal. Completion is expected by the end of 2026.
Gentry Long, president at Industrious, said that the expansion is the “most ambitious project” that the company has ever taken on.
The expansion adds 4,800 sqm following a 2024 takeover of WeWork’s former HQ. The building is undergoing a wider repositioning, including new amenity spaces such as conference and tenant facilities.
In 2025, Industrious increased its global footprint by 58% year-on-year, reaching more than 250 locations across over 100 cities worldwide. The company ranks as the third-largest flexible workspace operator globally, based on both location count and total floor area, behind IWG and WeWork.
The company remains focused on the US market, while its international strategy has become more selective, including a recent exit from France, and former Europe head Yvan Maillard relocating to Singapore as Vice President of Growth, APAC. Yvan Maillard was a speaker at the Coworking Europe 2025 conference in Berlin.
In Europe, it currently operates 15 locations across four countries: Belgium, Germany, the Netherlands, and the UK, with 10 of them in the UK.
While the Manhattan expansion strengthens its urban footprint, according to CNBC, a majority of Industrious’ most recent 50 new locations have been opened in neighbourhood locations, reflecting growing demand for high-quality workspace closer to where employees live.
“You have all of these people who want to basically work near where they live. They want to bike to work. They want to walk to work. They want to drive five minutes to work,” said Jamie Hodari, founder and CEO of Industrious.
In 2025, CBRE completed the full acquisition of Industrious, valuing the company at approximately $800 million. The transaction reflects a strategic move to integrate flexible workspace into CBRE’s broader real estate services platform.
Founded in 2012 and headquartered in New York, Industrious focuses on premium flexible workspace and workplace experience services, positioning itself at the intersection of real estate, hospitality, and corporate workplace strategy.
