UK Based GPE Group Accelerates Fully Managed Office Push With €10.6m of New Deals In Early 2026

The British group Great Portland Estates (GPE) has reported a strong start to 2026 for its fully managed office product, signing 16 deals covering approximately 3,567 square metres and generating €10.6 million in annual rent.
The London-focused developer and landlord said the transactions were agreed at 9.7% above estimated rental value, reflecting continued demand for its fitted and operated workspace offering. The deals included five renewals, one expansion from an existing occupier and ten new customers.
Across the current financial year to date, GPE has completed 50 fully managed transactions, with around 13,833 square metres let or under offer, delivering €41.4 million in annual rent. The company also reported that viewing levels for these spaces have increased by 36% year-on-year.
GPE’s fully managed product provides occupiers with ready-to-use office space, with the landlord responsible for design, fit-out and ongoing management. As the company notes in its update, this allows customers to take occupation without the need for upfront capital expenditure or operational setup.
While the February update does not specify the exact proportion of GPE’s total portfolio now allocated to fully managed space, it highlights the model as an increasingly significant component of leasing activity across its Central London assets.
A recent example is at City Tower in the City of London, where GPE delivered a first phase of fully managed offices totalling approximately 2,666 square metres. The space was fully let or under offer shortly after launch and is expected to generate around €6.2 million in annual rent. The scheme attracted a range of occupiers, including firms seeking immediate, fitted space in a prime City location.
GPE has indicated that these managed office agreements typically run on shorter, more flexible terms than traditional leases, commonly in the region of three to five years, with options that allow occupiers to scale or adapt their space requirements over time.
Commenting on the offer, GPE has previously emphasised the operational simplicity for customers, noting that workplace management and day-to-day issues are handled by the landlord rather than the occupier.
