French INSITU launches first Paris location with ultra-premium Work Palace concept

French flexible workspace operator INSITU is set to launch Work Palace, a 3,460 sqm ultra-premium managed office and flex workspace in central Paris. The project is developed with Generali Real Estate under a 9-year lease. Opening is scheduled for 2026.

The building will offer 236 workstations alongside shared areas for meetings, events and daily use. Facilities will include personalised reception, valet parking, food and beverage services, barista stations, private lounges, a spa and an auditorium, reflecting a service level aligned with high-end hospitality. INSITU describes the concept as ultra-premium.

The project is located on Boulevard Saint-Germain in central Paris, within a historic building that previously housed the French representation of the European Commission and offices of the European Parliament.

“This project will symbolize a unique and iconic address in Paris for a luxury office hotel. We are proud to be able to breathe new life into such a historically rich building and give it a new purpose by becoming a benchmark in ultra-premium managed office space”, emphasizes”, Pascal Fenasse, President and founder of INSITU.

INSITU, founded in 1997 and approaching its 30th anniversary, structures its activity across three areas: workspace operations and managed offices (INSITU Work & Space), workplace design and fit-out (INSITU Work & Design), and food and hospitality services (INSITU Work & Food). The company currently operates 15 locations totalling around 60,000 sqm across several French cities, including Toulouse, Montpellier, Rennes and Aix-en-Provence. It also operates three additional coworking locations in Toulouse through its subsidiary At Home.

INSITU is targeting 100,000 sqm of operated office space under management by 2027, with projected revenues of up to €50 million, according to French business and design media.
