Polish The Shire Expands Into New Regional City, Opens 10th Location in 3 years

Polish premium coworking operator The Shire is expanding beyond Poland’s capital with a new 1,800 sqm location in Gdynia, a Baltic port city with a population of over 245,000. The operators’s 10th site is set to open in September within a large mixed-use development project, marking the company’s entry into a new regional location.

The workspace will occupy two floors and offer premium serviced offices, shared lounges, meeting zones and two terraces, including a rooftop. The concept targets both corporates and smaller companies, with private offices starting from two desks and contracts available from one month.

The location is part of the Waterfront project, a large mixed-use development delivered by European real estate company Vastint. In Gdynia, it is redeveloping former port land into a multifunctional district combining offices, housing, hotel and retail functions in a waterfront setting.

The inclusion of coworking in the Waterfront project reflects a wider trend across Europe, where large developments increasingly integrate flexible workspace as part of their tenant mix. Operators are being positioned alongside traditional offices to meet demand for flexible and short-term solutions.

Founded in 2023, The Shire has expanded rapidly across Poland. It was founded by real estate professionals Oskar Odziemczyk and Rafał Pisklewicz, and backed by private equity, with a strategy to build a nationwide network in major regional cities.

The company currently operates six locations in Warsaw, two in Kraków and one in Wrocław, building a network focused on high-specification serviced offices.

Rafał Pisklewicz, The Shire’s Managing Partner, was a speaker at Coworking Europe 2025 conference in Berlin.
