British Runway East Expands Across UK With Three Openings And Fourth Site Signed

UK flexible workspace operator Runway East is in the midst of a major expansion programme, adding nearly 6,740 sqm across three new locations during 2026 while already securing its next London site.
The operator is launching two sites in central London, its Covent Garden workspace in April, followed by the June opening of Tottenham Court Road. A new Bristol Queen Square location is scheduled to open in July.
Meanwhile, the company has already secured its next move. According to Estates Gazette, Runway East recently signed a 15-year partnership lease agreement with Samsung SRA in the City of London. Samsung SRA is the real estate investment arm of Samsung Life Insurance and owner of the building.
“This deal marks another significant step forward, not just for us but for the flexible workspace sector as a whole, as we partner with another household name, Samsung, to deliver truly best-in-class flexible workspace” – said Natasha Guerra, Runway East’s CEO and founder.
The agreement covers more than 3,250 sqm of workspace within the 37,000 sqm office building. Once opened, the location will provide workspace for teams of one to 60 people, including private offices and managed office solutions, supported by more than 40 meeting rooms and phone booths.
While Runway East is not among the UK’s largest flexible workspace operators by footprint, it has emerged as one of the sector’s most active growth stories. According to Spaces to Places, the company’s key differentiator is a partnership-led model that works directly with landlords, positioning the company at the forefront of the managed office boom.
Founded in 2014, Runway East currently operates 16 locations, including 10 in London, with the remainder located in Bristol, Brighton, Birmingham, and Bath. The operator serves more than 8,000 members through a mix of private offices, coworking memberships, meeting rooms, event space, and managed office solutions.
