Indian Managed Office Operator Smartworks Grows International Footprint With Singapore Locations

Indian managed office provider Smartworks has expanded its presence in Singapore, marking a significant step in its international growth strategy. The company has added around 1,395 sqm at Manulife Tower in Singapore’s Central Business District. The company has also agreed to acquire Singapore-based Workstudio Spaces, a local flexible workspace operator with one location. Once the transaction is completed, Smartworks’ Singapore portfolio will expand to around 7,060 sqm across four centres.

The expansion makes Smartworks one of the few Indian flexible workspace operators to establish an international presence. According to the company, Singapore is a strategic market due to the concentration of multinational companies and the continued growth of regional headquarters and GCCs.

“Singapore has always been a strategic priority for Smartworks – a gateway to Asia’s most dynamic business community and a market where the demand for fully serviced workspace continues to grow strongly,” said Neetish Sarda, founder and managing director of Smartworks.

Founded in 2015, Smartworks has positioned itself differently from many coworking operators by focusing almost exclusively on large enterprises rather than freelancers or startups. The company partners with landlords to convert large office buildings into fully managed office campuses, typically ranging from 9,300 sqm to more than 46,500 sqm. Its clients include Fortune 500 companies, multinational corporations, Global Capability Centres and large Indian enterprises.

According to Indian trade media, as of March 2026, Smartworks managed approximately 1.5 million sqm across 66 centres in 15 cities in India and Singapore, serving more than 770 enterprise clients. The company became India’s first listed flexible workspace operator in 2025 and reported revenue of around €180 million for its 2025/26 financial year, a 31% year-on-year increase, alongside its first full year of net profitability.

The Singapore expansion follows Smartworks’ broader growth strategy. In 2024, the company raised approximately €11 million to support expansion plans and strengthen its presence in India’s rapidly growing managed office market.
