French Rural Coworking Operator La Fabrik 3.0 Prepares Expansion To A Fifth Location

French coworking operator La Fabrik 3.0 is preparing to expand beyond its rural roots, with a new location planned as the company seeks to turn a model first developed in small towns into a replicable network.
Founded by Aurélie Ripoche in 2018 in Les Essarts, a town of about 5,600 people in western France’s Vendée region, La Fabrik 3.0 started with a proposition that ran against the prevailing geography of coworking. At the time, France had just over 700 coworking locations and about two-thirds were concentrated in major metropolitan areas, according to French business publication L’Informateur Judiciaire.
Eight years later, the company is looking beyond that rural positioning. L’Informateur Judiciaire reported that La Fabrik has four operating sites and is preparing to cross the Loire, with Nantes and Saint-Nazaire identified as its next markets. The move would take a concept initially designed for smaller communities toward two significantly more urban markets.
The expansion comes after several years of testing different ways of growing the business. La Fabrik launched its brand-licensing model in 2021, describing it as a lighter version of franchising. Licensees receive the brand, training, a business-plan framework, a booking and management platform and ongoing operational support. La Fabrik also offers a management model under which local authorities or property owners can delegate the operation of a coworking location to the company.
La Fabrik’s development is notable because its original economics differ substantially from the large coworking centers found in Paris, London or other European capitals.
A typical La Fabrik location is only 200-300 sqm big.
The network has demonstrated that not every rural location automatically works. Its small Noirmoutier location closed in January 2026. The approximately 68 sq m site attracted around 350 users a year but generated insufficient year-round activity, according to Working Life.
That diversification is central to La Fabrik 3.0’s business model. Its locations combine open coworking areas with private offices, meeting and training rooms, business domiciliation and event facilities. Space can generally be rented by the hour, half-day, day or month, allowing the operator to serve independent professionals and remote employees as well as local companies needing temporary offices or meeting facilities.The company also offers services ranging from mail and parcel management to printing, meal delivery, seminars, workshops and corporate events. Its meeting facilities vary considerably by location and can accommodate groups ranging from six to as many as 100 people.
The operator has developed training as an additional activity. Its website says 615 people participated in its training programs in 2024, with a reported satisfaction rate of 99.8%.
