European Coworking Operator betahaus to Add Fourth Location in Berlin

European coworking operator betahaus is adding around 1,000 sqm of flexible workspace in Berlin. The new space will be located in LUX Berlin, a large office property complex, with a total of 90,000 sqm rentable space. Betahaus will operate both coworking and conferencing space under a management agreement.

The new flex space forms part of the asset manager OFFICEFIRST’s strategy for the overall development, with a focus on tenant services, satisfaction and activity across the wider property.

The new agreement follows another recent expansion in Berlin. As announced in February 2026, betahaus took over operations of w3.hub, a Web3-focused coworking and community space spanning five floors of around 500 sqm each, plus a courtyard. This location isn’t operational yet, as it’s still under renovation.

Founded in Berlin in 2009, betahaus is one of Europe’s early coworking operators. The company currently operates 13 locations across four European cities, Germany, Bulgaria, Romania and Spain.

OFFICEFIRST is the exclusive German office asset management platform of US investment firm Blackstone. It manages around 70 properties with approximately 1.3 million sqm of lettable space across Germany’s main metropolitan markets.

The deal was brokered by Berlin-based flexible workspace consultancy My Office – Mein Büro.
