British Operator x+why to Open First City of London Site, It’s 15th Location in the UK

British flexible workspace operator x+why has been appointed to run the 7th floor at 22 Bishopsgate, one of the City of London’s most prominent office towers, marking the operator’s first location in the City. The 61-storey building’s seventh floor will reopen in January 2027 under a new identity, with the space previously operated under XCHG brand.

The site will offer dedicated desks, coworking and meeting rooms, alongside a 70-seat, theatre-style events space and a programme of social, wellbeing, learning and thought-leadership events. The operator frames the concept as a destination combining work, events, learning and social connection rather than simply convenient desk space — an approach it applies across its network, which pairs workspace with hospitality and community programming.

x+why operates on a landlord-partnership model, designing, managing and running flexible workspaces on behalf of property owners rather than taking conventional leases. Founded in 2016 and co-founded by Rupert Dean and Phil Nevin, x+why currently operates 14 locations across the UK, including London, Birmingham, Manchester, and Milton Keynes.

Rupert Dean, CEO and co-founder of x+why, was a speaker at Coworking Europe 2025 in Berlin.
