India’s Coworking Market Surges to 20% of Office Leasing in 2024, Setting New World Record

In 2024, India’s coworking sector reached a significant milestone, capturing 20% of the country’s total gross office leasing activity, according to a report by JLL. This surge translated to a record absorption of approximately 15.3 million m2 of flexible office space, reflecting the growing demand for adaptable work environments among businesses while India is booming as a startup nation.
The increasing preference for flexible workspaces is driven by various factors, including cost efficiency, scalability, and the ability to adapt to hybrid work models. Businesses, ranging from startups to large enterprises, are recognizing the benefits of flexible spaces in fostering innovation and collaboration without the long-term commitments associated with traditional leases, comments an article in The Tribune.
The city of Bengaluru led this expansion, accounting for 25% of the total flexible workspace distribution in India. Mumbai followed with a 13% share, while other major cities like Delhi NCR, Hyderabad, and Pune also saw substantial growth in flexible office space uptake. This trend underscores a nationwide shift towards more versatile workspace solutions.
Looking ahead, the coworking market in India is poised for continued growth, says JLL. Projections indicate that the sector will reach a market size of approximately €1.9 billion by 2025, with a compound annual growth rate (CAGR) of 7% extending to 2030. This anticipated expansion reflects the evolving nature of work and the sustained demand for flexible, efficient, and resilient office solutions across the country.
