Morning confirms its position as France’s second-largest coworking operator with 20,000 sqm expansion planned for 2026

Morning, one of France’s largest flexible workspace operators, continues to expand rapidly, combining large-scale growth in the Paris region with the development of new regional locations. The company has announced plans to add a further 15,000–20,000 square meters of office space by 2026, following a year of significant new openings.

Three openings have already been confirmed: two locations in Annecy opened in January, and a 6,350 square meter office space in Paris, called Morning Argentina, scheduled to open in March 2026.

The openings in Annecy marked Morning’s first expansion outside the Paris region and were delivered through a partnership with the local municipality. The city entrusted Morning with the refurbishment, fit-out, and operation of two historic buildings in the city centre, introducing flexible workspaces into a regional market far removed from the Paris core.

“After opening more than 100 workspaces in Paris over the past ten years, establishing a presence in Annecy marks a very exciting new chapter in Morning’s history,” said Clément Alteresco, founder of Morning. “When the idea of a partnership with the city and the opportunity to occupy these two buildings emerged, we moved forward with great enthusiasm. We value the relationship of trust built with the municipality and are very pleased to welcome the people of Annecy into our workspaces.”

Today, Morning offers approximately 15,000 workstations across 54 locations across Paris and the Hauts-de-Seine area. Its portfolio spans a wide range of workspace formats, from shared coworking desks to fully independent office floors and entire buildings operated under flexible lease models.

According to the latests Ubiqdata 2025 report, Morning operated just over 145,000 square meters of active workspace in 2025, of which more than 25,000 square meters opened last year. This positioned the company as France’s second-largest coworking operator, behind IWG and ahead of WeWork and Wojo. In the same year, flexible offices and coworking accounted for around 30% of total office take-up in France.

Founded in 2014 by entrepreneur Clément Alteresco, Morning began as a Paris-based coworking operator. In 2019, Nexity, a major French real estate services platform, acquired a majority stake in the company, enabling faster expansion of its workspace network.

Over time, Morning has broadened its scope beyond coworking to include bespoke office fit-outs, event offerings, and workplace design, supporting its transition into a full-scale flexible office operator.
