Coworking and Flexible spaces in Barcelona are nearly full, with only 4% availability on average, compared to 29% in traditional buildings.
Data from JLL consultancy for Q1 2023 show this trend in grade A properties, “Tenants consider the fact that a building has flex spaces as an attractive aspect”, says Laura Caballero, head of the JLL office in Barcelona.
The study highlights that the presence of flexible spaces contributes to higher occupancy due to evolving tenant preferences and the potential for cost savings.
JLL also points out that many of the buildings without flex centers are recent constructions, which results in vacancy rates that are still very high.
By eliminating the buildings delivered from the beginning of 2022 from the study, a similar result is obtained, although with a smaller difference as buildings without coworking have an availability rate close to 16%.
