Flex workspaces make 4% of the total office market in Warsaw and Krakow

Flex workspaces make 4% of the total office market in Warsaw and Krakow.
According to the Colliers Flex Guide 2024 for Poland, all big Polish cities are experiencing a fast growing penetration of the Flex and coworking offering, although still at different paces.
Just after Warsaw and Krakow, Wrocław leads the show with respectively 3% penetration in the total local “modern” office markets. In Wroclaw, for instance, “the largest operator is CitySpace, present in four office buildings. Approximately 3/4 of flexible office spaces are managed by building owners. LOFTMILL, Regus, and Spaces. offices | co-working | meeting rooms. are also present. Nearly half of the flexible office space is located in the city centre, with the remaining offices being opened in non–central business hubs”, writes the report.
In Katowice and the Tricity (Gdansk), flex workspaces (2% of the local office market) are concentrated in popular business hubs, such as O4 Coworking, which operates in 4 buildings.
The growth of the flex offering is still lower in cities such as Łódź or Poznań, where the flex markets are still in the initial stages of expansion, with noticeable growth in available spaces.
“Among market trends, there is a noticeable increase in collaboration between flexible space operators and investors, as well as a growing focus on corporate clients”, writes Colliers. “The nature of new companies entering the Polish market is also changing. Nowadays, they are more often small teams of specialists rather than large BPO/SSC teams”, comments Lisa Zettlin, CEO of Cityspace.
“There is a shift in how companies approach work organization and office space, with a strong emphasis on improving the quality of workplaces and adopting hybrid work as a standard”, says Michał Kwinta, General manager of Mindspace.
