Munich Airport Builds The LabCampus over 26 Hectares with Coworking, Community and High-Tech Offices
Munich Airport is transforming its western precinct into a pioneering innovation ecosystem directly linked to Terminal 1. The new LabCampus development is carving out a high-tech district that blends coworking, community, and corporate office spaces.
Spanning around 26 hectares, LabCampus will ultimately accommodate up to 29 buildings across four car-free neighborhoods, with over 500,000 m² of gross floor area planned.
Key structures like the LAB 48 (29.000 m2 of common area) and the LAB 52 buildings, or the AirportAcademy, are already operational, hosting diverse tenants ranging from the German Air Traffic Control (DFS) and Amplimind (a Lufthansa–Audi JV) to innovation scaleup Exotec and AirportAcademy faculty, says the company.
In accordance with the mindset of the coworking best practices, LabCampus stresses on the community layer it wants to implement. “LabCampus embraces the benefits of a diverse, innovative community. On the campus itself, but also digitally: with our community platform, residents benefit from easy networking and up-to-date information on meetings and much more besides”, explains LabCampus.
The Technical University of Munich (TUM) is set to join by the end of 2025, moving into approximately 20,400 m² at LabCampus to launch a Convergence Center focused on aviation, mobility, robotics, and security, in collaboration with Lufthansa.
LabCampus will promote coworking areas and collaboration through generous communal amenities – courtyards, lounges, showrooms, prototyping areas, and a scenic “Walkway” designed to foster spontaneous encounters. A direct pedestrian connection links the hub to Terminal 1, while airport-level infrastructure – including shopping, hotels, cafés, and transport – will support the hybrid role, blending work and travel, adds the company.
Future expansions, including buildings LAB 47 through LAB 60, will introduce flexible office units, event spaces, and showrooms suited to global corporations, scaleups, and research entities. LabCampus aligns with Munich’s “Innovation Agenda 2030,” aiming to position the region as a leading hub for AI, cleantech, and scalable innovation .
