British Coworking Group Fora Exits Germany to Refocus on the UK

British Operator Fora has agreed to sell its German business, marking a withdrawal from continental Europe as the company refocuses on its core UK market, according to Green Street News. Fora operates five locations in Germany: three in Berlin, one in Frankfurt and one in Hamburg.
(In 2022, Fora and TOG merged under The Office Group, uniting two premium workspace providers into one portfolio. The group now operate one single consumer-facing brand, Fora, under parent company, The Office Group.)
The buyer has not been officially disclosed. However, filings from Germany’s competition authority, the Bundeskartellamt, indicate that International Workplace Group (IWG) is acquiring the assets. The transaction follows IWG’s recent acquisition of Design Offices, one of Germany’s most established providers with around 50 locations across 15 cities.
Fora’s move reflects a strategic shift towards London and the wider UK, where demand for flexible and managed office solutions continues to grow. Fora has increasingly focused on managed office formats, aligning with broader market trends in the capital.
At the same time, the company is expanding in its home market, opening a new site in Shoreditch, a central London tech and creative hub, and recently launching a 15,000 sqm flagship in King’s Cross, one of the city’s largest flexible office projects. According to Green Street News, the operator is also introducing profit-share agreements with landlords, moving towards a more asset-light model.
The UK remains one of the most active flex office markets in Europe. According to CBRE, more than 130 transactions were completed in 2025, covering around 35,000 sqm, reflecting sustained occupier demand.
Fora’s product offering is structured across several workspace solutions. Its core Fora Office product provides fully customisable private offices for teams, with flexible terms and access to a wider network. Fora Owned offers dedicated desks within shared environments, combining a fixed workspace with coworking access. Fora Roam enables access to coworking spaces across the network for mobile working, while Fora Virtual provides a registered business address and services without a physical office.
Founded in the UK, Fora focuses on premium, hospitality-led environments and offers a mix of coworking, private offices and managed office solutions for companies of all sizes. According to its latest Impact Report, Fora operates a collection of more than 60 uniquely designed workplaces across London and the UK, with a total of 2,607 office spaces. The platform includes 614 tech-enabled meeting rooms and 25 on-site gyms and fitness studios, supporting a membership base of around 33,000 users.
